THE SHELLEY SELLER COLLECTION No. 4 – From Listing to Sold
Seller Success Series by Shelley Auffret — No. 4
Selling your home can feel much easier when you know what to expect.
From the first property appraisal through to settlement, Shelley Auffret provides clear advice, regular communication and professional guidance throughout the process.
Every property is different, but the typical selling journey follows four key stages.
Step 1 — Preparing and Listing Your Home
Before your property goes to market, we work together to make sure it is presented properly and positioned for the right buyers.
Your preparation includes:
- Property appraisal and strategy meeting
- Choosing the most suitable selling method
- Preparation and styling advice
- Professional photography and floorplans
- Completing required documentation
- Planning your marketing campaign
Goal: Have your property ready to make a strong first impression from day one.
Step 2 — Launching Your Marketing Campaign
Once everything is ready, your property is launched to the market.
Your campaign may include:
- Professional photography
- Realestate.com.au and Domain
- Social media advertising
- Buyer database alerts
- Signboard installation
- Brochures and other marketing materials
The aim is to maximise exposure and generate strong buyer interest from the start.
Step 3 — Buyer Inspections and Negotiation
Once buyers begin inspecting, the focus shifts to managing interest and negotiating effectively.
I will:
- Conduct open homes and private inspections
- Communicate buyer feedback
- Follow up every enquiry
- Qualify interested buyers
- Keep you informed throughout the campaign
When offers are received, I negotiate on your behalf with the goal of achieving the strongest possible outcome — not simply the quickest sale.
Step 4 — Under Contract to Settlement
Once your property is under contract, there are still important steps to complete.
I continue to help coordinate the process, including:
- Contract conditions
- Finance approval
- Building and pest inspections, where applicable
- Communication with solicitors or conveyancers
- Settlement coordination
On settlement day, ownership transfers to the buyer and your sale is complete.
